🏨 New Hyatt is a big bet on Sarasota luxury
📍 What’s new: Sarasota’s landmark Hyatt Regency site is getting a major glow-up — two luxury towers, a 529-room hotel, and a splashy marina are on the horizon.
💥 Why it matters: It marks an ambitious redevelopment in the city reshaping 18 waterfront acres into a high-end hospitality and residential hub.
The big picture: The new proposal by Kolter Group and Property Markets Group replaces the previously approved One Park project — which never broke ground — with a more expansive, tourism-focused plan.
🏗️ The south tower will house the new Hyatt and branded residences.
🏢 The north tower? Pure luxury condos — 270 units in total.
🚤 A new marina and waterfront promenade will tie the development to Sarasota Bay.
Zoom in: Developers say they’ve taken public feedback seriously — the new plan includes:
Lower building heights than One Park
Increased setbacks for more open space
Public access along the bayfront 🌴
They’re also swapping car-centric designs for more pedestrian-friendly spaces.
Between the lines: This isn’t just about hotel rooms. It’s about transforming Sarasota’s gateway into a modern-day destination for both locals and high-end travelers.
🏙️ City staff are reviewing the updated proposal now — a public hearing could come by summer.
What’s next:
If approved, demolition of the old Hyatt would start in early 2026.
Construction would roll out in phases over 5–6 years.
⏳ The wait may be long, but the transformation could redefine Sarasota’s skyline — and economy — for decades.
🔦 Restaurant Spotlight: Percoco’s
I first mentioned Percoco’s about a month ago, but we’ve had so many readers join since then that I wanted to highlight them again.
Over in Lakewood Ranch, Percoco's Pizza & Pasta has quickly become a local favorite.
I stopped by Percoco’s Pizza & Pasta recently and was really impressed. The menu is straightforward, but it’s clear they put a lot of care into what they serve.
The pizza had a great crust, it’s lightly charred with the right balance of chew and crunch, and the sauce was smooth and well-seasoned.
I also really enjoyed the meatballs, which is high praise coming from someone originally from New jersey.
Everything tasted fresh and well-executed, without any shortcuts. It’s the kind of place that does the classics really well, and I’ll definitely be back.
